Coming to the Upper Valley as a Realtor I almost always hear from Buyers "I want to live in a town with very good schools." then some will say "I am a first time home buyer, looking for a home between the price of $200,000 and $250,000."
Many reports and people will tell you Hanover is the town with the best schools in the area, but at what price?
Schools are a very important topic for Buyers.
Buyers need to understand that it is not just the school but the parent participation in the schooling that brings your child to adulthood. Yes there are some school that are not up to the standards of others, but in NH and VT both states are struggling with lower enrollment and higher tuitions. In both states compared to larger cities we have very small school districts, with fairly large budgets.

Grantham $17,460.90 town has area agreement sending 7 through 12 to Lebanon
Croydon $15,839.64 school choice after 4th grade, 2015 town allows tuition payments to private schools.

Plainfield $19,977.48 Town has area agreement with Lebanon for 9-12th grade

If you are looking for bang for your dollar you have to compare more than just the school & tax rate. Take the average Median home place it in several different towns and the numbers above will give you a yearly tax bill. The tax bill added to your mortgage as a first time home buyer will either allows you to afford more or less of a home.
