Hardy Hill in Lebanon

What a beautiful Day in the Upper Valley especially going to see a house this afternoon that was just listed yesterday.   10 minutes to DHMC a piece of manicured land, with the cutest little Home, plus 2 car garage.  Gardens, both vegetable and flowers, beautiful lawn room for fruit trees, while we were there a Mommy and her 2 babies came to visit (Deer).   Close to everything on over 3 acres of good solar land with local views.  Take a look at the link below.  Please ask for more information if you are interested.  Room for this home to grow in anyway a buyer might need.

Learn why rates keep rising in this week’s Markets in a Minute!

Learn why rates keep rising in this week's Markets in a Minute!

For the Week Ending May 15, 2015

Please enjoy this quick update on what happened this week in the housing and financial markets.

Stagnant business inventories point to a contraction in GDP. Rates would normally decline on the news but instead are being driven higher by the global bond sell-off.

*Note: The rate gauge shows weekly movement. Rates have moved up incrementally, so a week's change does not always register on the gauge.

Bond market sell-offs are pushing yields higher across the globe. Concurrent selling in the mortgage bond marke t pushes mortgage rates higher too.

The price of goods at the wholesale level fell in April, a sign that inflation is still not a threat. Without inflation, the Fed should be in no rush to tighten monetary policy.

NAR continues to warn Realtors about the upcoming TRID changes. Richard Cordray says that there are no plans to delay the deadline on the new forms.

Foreclosure activity continued to decline in March. Completed foreclosures are now down over 65% from their peak in September 2010.

Access to credit increased in April according to the MBA's Credit Availability Index. Increased access to credit was led by new VA, FHA 203K, and Jumbo offerings.

Two antennae met on a roof, fell in love, and got married. Their wedding ceremony wasn't fancy; however, the reception was excellent.

Rate movements and volatility are based on published, aggregate national averages and measured from the previous to the most recent midweek daily reporting period. These rate trends can differ from our own and are subject to change at any time.

Performers Playground present Peter Pan

https://www.facebook.com/photo.php?fbid=10153030059994145&set=gm.828964803817765&type=1

Come see The Performers Playground put on a wonderful production of Peter Pan at the Newport Middle High School in Newport New Hampshire on May 15th and 16th at 7pm, and May 17th at 2pm. Tickets are $10 for adults and $5 for those under 18 years of age. Buy tickets at the door.

Let me tell you a little about the Performers Playground, it is a non-profit, started about 15 years ago by 4 concerned mothers (I was one of the mothers) and a director.  Newport cut the budget and dropped their Theater program in the school.  It has survived very nicely over the years has a nice little donated space, has helped many students in the Newport/Claremont area become wonderful adults & mentors of other young people.  Currently my son who started in the program in 8th grades is the director he is dedicated to this Theater and I am dedicated to help him.  The Performers Playground is always looking for more students and adults who are interested in theater.  The shows are very amazing to watch, the students do all the work with a little help from family and friends.  Theater is a wonderful way for young people to become young adults who can speak to people with ease in large or small groups.  Performers Playground has been on the Claremont Opera house stage also.  Come support the youth of our area this week-end.

Solar ambassadors

To: Solarize Lebanon-Enfield
Friends of Solarize Lebanon-Enfield,
An important part of our project is to identify "solar ambassadors" to help share information about solarization. Ambassadors are residents who have already installed solar systems and who are willing to share their "solar stories" with others who are considering going solar. Some of these ambassadors will host an open-house, others will be available to answer questions about their systems. As of today we have identified ambassadors with systems on their homes, on barns, on a shed and on a professional office building. Going forward we will share more information about the size, cost and payback period of some of these systems.
The launch of the Solarize Lebanon-Enfield project is June 9 at the Lebanon Opera House from 5:30-7:00.

The New Hampshire  House passed a budget  that removes money from the dedicated Renewable Energy Fund to use for General Fund purposes.  If this budget provision becomes law it would eliminate incentives for installation of renewable energy systems like photovoltaic, solar panels and pellet boilers for homeowners and businesses starting July 1.  For more information see:

www.nhbr.com/May-1-2015/Renewable-Energy-Fund-RIP/

Please contact the Governor to urge her to veto any budget bill that raids the Renewable Energy Fund.  Contact information:

New Hampshire Saves and Solarize Lebanon/Enfield

Ever house I list I ask the owner for 2 years heating cost, and I talk about the New Hampshire Saves program.  It is a way to save money on heating costs.  An energy audit on your home to find out where you are losing heat.  I have had 2 energy audits with Shakes to Shingles owner Rich Burns.  As a Realtor I have been to many home inspections but having an energy audit you learn so much more.

It is easy to do.  Go to http://www.nhsaves.com input your information (this is where you need 2 years heating cost) and right on that page you can find out if you home qualifies for an energy audit.  Contact your fuel provider ask them to email you the information on their letter head.

Once you fill out the form you can send it in.  You could qualify for up to $4,000 in match money for insulation and energy saving improvement in your home.

I have also looked in Upper Valley Goes Solar One House At A Time

There is an interesting article that was published on Earth Day: http://www.renewableenergyworld.com/…/growth-of-solar-energ…. New Hampshire is to be one of the states working hard to add solar PV installations! Go to this web site to find out about Lebanon and Enfield go solar.  http://vitalcommunities.org/solarize/solarizefaq.cfm

One house at a time we can save money and Buyers who I work with will know the value of these items.

Your referrals are greatly appreciated; the finest compliment I can receive from you is a referral from you to your family, friends or co-worker.  Please remember to tell them you know an experienced Realtor who can help them the same way I helped you.
