Thinking of a New Year's Resolution, here it is.

I have to many cloths, I keep saying they will come back in style and they were so expensive, to nice to throw away.

My daughter told me go to your closet and turn all the hanger hooks backward.  That is all you do for now.  Whenever you wear something you hang it normally on the rod.   Then decide how long your will wait usually 6 months or a year depending on your closet.  You go back into the closet look at all the hangers that have not turned and you take all those cloths to your favorite resale store or donate them to my favorite resale store, Listen in Lebanon NH.  All proceed go right back into the community to help families in need.

First interest rate hike in several years What does it mean?

Fed Hikes Rates


There was a great deal of volatility in financial markets ahead of Wednesday’s highly anticipated Fed announcement. The net result for mortgage rates was that they ended the week a little higher.

After holding the federal funds rate near zero for seven years, the Fed announced a rate hike of 25 basis points, as widely expected. Investors are now asking what the pace of future rate hikes will be. According to the Fed statement, Fed officials expect that economic conditions will warrant only "gradual" increases in rates. The statement also noted that the Fed does not expect to reduce its holdings of MBS and Treasuries any time soon. Fed officials said that there has been "considerable improvement" in the labor market and that they were "reasonably confident" that inflation would rise to their target level. Investors were pleased that the Fed does not appear to be in any rush to take the next steps to tighten monetary policy, and mortgage rates declined a little after the release of the statement.

One reason behind the Fed's decision to hike rates has been an increase in core inflation levels. One widely followed indicator released on Tuesday, the consumer price index (CPI), showed that core inflation in November was 2.0% higher than a year ago. Core inflation excludes the volatile food and energy components. This was the highest reading since May 2014. In January, core CPI was just 1.6%.

Looking ahead, the Philly Fed regional manufacturing index will be released on Thursday. Existing home sales and revisions to third quarter GDP will come out on December 22. A wide range of reports will be released on December 23 ahead of the Christmas holiday. Mortgage markets are often more volatile than usual during the last couple of weeks of December due to light trading volume.

Before you list your home?

What to do before you list your home in the spring: Eight things that could make you money at closing:



The Entryway is so important –  The first 5 seconds a buyer is at your house can make or break a sale.  A Front door that needs updating or maybe even just paint, or overgrown shrubbery around the front entry, not updating makes people wonder what else other issues the property might have if these little things were let go.

Paint colors – Understand everyone has their own taste with color.  When painting think about your exterior paint color, maybe look around the neighborhood try not to go to far out of contract, allow the trim color to show off the main color of the house instead of drawing the eye to the trim. 

 

Think about your Landscaping looking 5 to 10 years down the road. – When planting trees remember how big the will become over the years, at home inspection I see where trees are overhanging the house, causing problems for the roof.  I see shrubs that had been planted many years before that now are rubbing up against the siding, causing paint to be scraped away or even worse rot to the siding and more.  The roots can cause major issues especially if you have a septic system, the roots run right for that water that is in the field causing $1,000's of dollars in septic issues.  Roots also can cause heaves or breaks in the pavement . 

 

Older appliances – The age and quality of the kitchen appliances is important. A stovetop and refrigerator that are older in color or scratched can send a buyer right out the door. Older appliances aren’t energy-savers and will increase your electric bill.  Spending money on new appliances in the kitchen can be a full return on your investment.

Clean and Fix the little things – Have the windows washed let the sun shine in, take down heavy draps, fix any torn screens or broken light fixtures, put brighter light bulbs in, you want the buyer to see everything neat and tidy.

Cleaning deeply right before listing – Details matter when it comes to home care. Look out for dirt in the window tracks, dirty grout in the tile or badly stained carpets.  While on the market your house should look as clean and neat as possible.

Small rooms – If you have small rooms think about removing extra furniture from that room, think about a storage unit or pack neatly in the garage.  Small bathroom will seem smaller when tiled with small tiles, try using larger tile.  Watch you dark colored paints in small rooms.


Older wood floors –  Cleaning and traffic dulls your wood over time them over time. If you can’t afford to refinish them, have them buffed every few years.
